BROKEN MIRROR STUDIO: RENTAL & LIABILITY AGREEMENT

BETWEEN: Broken Mirror Studio (the "Owner"), located at 2301 N 9th St, Units 315/316, Philadelphia, PA 19133. AND: The individual or entity booking the space (the "Renter").

1. PROPERTY DAMAGE & FINANCIAL RESPONSIBILITY

The Renter assumes full financial responsibility for any damage to the premises, including but not limited to floors, walls, windows, lighting, and studio property, caused by the Renter or the Renter’s guests/invitees during the booking period. Renter agrees to be charged the full cost of repair or replacement for any such damage.

2. SPECIALIZED EQUIPMENT (MASKS)

The Renter acknowledges that the studio contains hand-carved wooden masks and specialized theatrical equipment.

  • Standard: These items are for the exclusive use of Broken Mirror Studio classes unless otherwise agreed upon in writing.

  • Liability: If the Renter or their guests handle or damage any studio masks, the Renter will be liable for the full replacement value of the art piece.

3. "AS-IS" CONDITION & CLEANING

The Renter agrees to leave the studio in the same condition in which it was found. All trash must be removed or placed in designated bins. A $100.00 cleaning and restoration fee may be assessed if the space is not returned to its original state.

4. RELEASE OF LIABILITY (WAIVER)

In consideration of being permitted to use the space, the Renter, for themselves and their heirs, executors, and administrators, hereby releases and holds harmless Broken Mirror Studio, Benjamin Bass, and Rainbow Renovations from any and all claims, demands, or causes of action arising out of personal injury, illness (including COVID-19 or other infectious diseases), or property loss sustained during the use of the studio, regardless of cause.

5. RULES OF CONDUCT

  • Noise: Renter agrees to maintain respectful noise levels, acknowledging the studio is a multi-tenant building.

  • Capacity: Renter shall not exceed the maximum capacity disclosed at the time of booking.

  • Illegal Activity: No smoking, illegal drug use, or hazardous materials are permitted on the premises.

6. GOVERNING LAW

This agreement shall be governed by and construed in accordance with the laws of the Commonwealth of Pennsylvania. Any disputes arising from this agreement shall be settled in the jurisdiction of Philadelphia, PA.
